Buyers of property in the Valencia region should be conscious that due to the 1994 Valencian Government`s ´Ley Reguladora de la actividad Urbanistica`, all land can be re-classified by the local government as suitable for urbanization, unless it is considered historical or ecological.nnThe law means that even rural land can be urbanized and developed on. It is hence very important when buying a property in Spain to inquire into the future development plans of the area in which you are buying. nnThe law was introduced to prevent individual proprietors of rural land halting the progress of the new developments. From the change of classification of land, the owners have 15 days in which to protest against the order. If the re-classification is approved, the owners will be obliged to contribute toward the development (new roads, new water mains etc).nnThe best way of protecting yourself when buying rural property in Spain is to seek independent legal advice and to deal with knowledgeable real estate agents. nnnStewart Masters nComercial Director/Director Comercial nstewart@openskyproperty.comnwww.openskyproperty.com.comnT. +34 96 317 4172 nnn
