Selling your house is a stressful exercise, especially if your property has been on the market for some time and you can’t sell it. If you haven’t had any offers after several months, then you need to investigate why. It could be that you are on the market during the typical slow months of August and December, or it could be that you have been priced out of the market, or it could be the general presentation of your home. Selling property in Shropshire is much more difficult than it was at the peak of the market. Three years ago there were 47% more buyers for every available property then there are now. This just shows that due to the stringent lending criteria of the major mortgage companies, there are less people looking for new homes and so it could take you longer to get an offer. The first thing to do is to research comparable properties on the market in Shropshire. Check out the local areas such as Shrewsbury. Make sure that you choose an agent who has lots of properties in your specific area as they will be much more targeted in their marketing approach. In Shropshire alone there are approximately hundreds of estate agents to choose from. Secondly, invite several estate agents to your home for an appraisal. Ask them what they feel about the current price, market conditions and ask them how they would market your property differently to your existing agent. Make sure they are enthusiastic and knowledgeable of the market. You can either decide to have multiple agents or you can wait until your contract is finished with your existing agent and change to the preferred estate agent. Remember not to be swayed by their valuation or their fee offer. Make sure you aren’t priced out of the market, if you house is on for too much money you won’t get the viewings in the first place. Similarly, if your property is priced too low you won’t get viewers because they will think there is something wrong with it. It’s fine to have a low price as long as it’s clear that it’s priced to sell and that you won’t take anything lower as you are already marketing your home for your bottom price. Finally ensure that you listen to feedback to find out why it’s not selling. Is the house in a state of disrepair, does it need painting and decorating, or is it dirty and untidy? These things will all put off buyers and if you spend money on it now you may well make it back and more afterwards. Follow these tips and sell house fast in Shropshire.
