Chattanooga seems to be finding its way away from the real-estate depression better than most cities around the US.. Once again Chattanooga home sales has outpaced us and particularly the southeast U.S. According to the Multiple Listing Service (MLS) among the greater Chattanooga Association of Realtors. Unit sales improved into positive territory, this appears to be a definite sign of local improvement. In May, Southeast Tennessee as well as the Northwest Georgia area saw the sale of 485 residential units, a .2% increase compared to just the previous month, along with a 23% drop from one year ago this time. Chattanooga home sales are able to outpace much most of US because of many positive economic factors happening locally. Volkswagen has just opened their first plant in Tennessee that's home to over 2000 direct jobs. It can be projected the total jobs created through the Volkswagen plant will probably be near 10,000 in the immediate Chattanooga area.Chattanooga has seen other companies for instance Amazon recently choose to land another 1000 jobs in the city over the next year along with many smaller manufacturing companies.These are all positive signs for a city where one third Chattanooga homes for sold on the MLS were foreclosures.rnWhen buyers are looking for a place to acquire a property within the US. Chattanooga home prices are very attractive along with the very affordable cost of living.Families see Chattanooga home prices are lower than before and in addition Chattanooga consistently ranks in the top cities to live inside the US to live. The Chattanooga housing market just needs some help from other parts of the economy based on most realtors we spoke to. They feel the lenders have money but having a 20% down payment requirement for most buys it's made it hard to view an actual rebound within the housing market. Many we spoke to said potential buyers had to wait for their credit score to come up or saving for a larger down payment so they might purchase a new home even within the Chattanooga home market. We see clients regularly with great credit and stable jobs not able to purchase a house in chattanooga because they cant come up with the down payment when a couple of years ago they might have taken benefit of the same sale. The outlook for Chattanooga real estate market seems a lot better than most but America still must push for fewer restrictions on new home buyers who're well qualified to help push us out of this slump. We have seen in years past how the housing market is probably the most influencial indicators of a recovery but it just has not made the rebound we now have all hoped for.
