A few tips to help you find a workplace around Philadelphia

A client at my company has relocated to a new office in Philadelphia. There's nothing wrong with their former office but workers had to travel quite far to get to work.

My firm, for this reason, had the job of locating a perfect office space for their distinctive requirements, yet an office seated in the city limits.

With a little hard work and help from staff at office-suites.com I came up with some tips and tricks to make my job easier and to make the process all the smoother for the client. So if you're keen to take up a brand new office space then here are a few things you may wish to bear in mind when deciding to take the plunge with a Philadelphia office.

1) Class A, B or C? In the US office space market, offices are assigned the letters A, B or C. Within the Philadelphia district Class A means a particular thing: modern steel and glass high rises. Anything else is not Class A, even if it is a pretty duplex designed by a renowned architect. Make sure you are cautious when seeing a property as numerous offices are advertised badly using incorrect wording. Have a stab at doing some research before.

2) Step two: leave around 9 months in order to find an office in Philadelphia. I am not kidding about this. It will take about two months to find the space, up to a month for your property lawyer to help agree on the lease, two more months to finalise the smaller points, another month for your architect to organise your workplace fit-out and yet another three months until construction is completed. The last thing you want to do is make a bunch of promises you cannot keep, so don't forget to allow plenty of time for your move.

3) You idea of the perfect office probably won't be on the market. By this I mean that any office needs special attention to bring a space up to your design needs and personal specifications. Usually you can use the fact that the office is not up to your standards as a way to get the owner to lower the leasing price of the office. The current owner will actually pay for the work in most cases. So if you are on the look out for Philadelphia Office Space then ask the broker if this is an option for you.

4) Take some time to decide whether you need a broker or not? When taking commercial real estate, brokers receive their fee from the landlord and this commission is determined based upon a percentage of the leasing value. This can be loads of moneys for hardly any work. So the second you let it be known that you are looking for office space, everywhere you look you will have brokers pitching to you. The really good thing about this scenarios is that they should really want to find you an office but you might find out that cheaper offices are not shown to you.
