Advice on buying short sales

In today’s conditions, buying short sales is becoming very popular. The reason for this is that many people are unable to fulfill their mortgage contracts and by that turn to short selling their properties as a way to avoiding foreclosure. I’m sure that everyone would literally do anything just to avoid the devastating penalties foreclosure can produce. I know that many people have the wrong idea that short sales can literally get you out of foreclosure with no dust, but believe me when I say that it will affect your credit rating but not as much as foreclosure does. If you’re about to buy a home on the other hand, I can tell you that short sales could be very beneficial especially if you know what you’re doing. Here are some advice that will help you in your buying process: 1- Seek professional help: I mentioned this at first because it can literally save you a lot of time and money on the long run. Doing everything yourself is sometimes good, but it isn’t in this case. Because short sales require more paperwork and take much longer time to process, you could easily get lost in all the work involved and end up just wasting your time. The good thing is that the agent you’re going to be hiring won’t be paid by you usually, as your sellers or sometimes the lender itself is going to pay them to process the short sale. 2- Are there two mortgages involved? Many people as well as some agents fall into this trap because they don’t know that a property could have more than one mortgage. If you are not a real estate agent, then I advise you to stay away from these deals as they can take longer to process. 3- Do your inspections: The worst thing that could happen to a buyer when purchasing a home is to figure out that the house has many problems which they need to be fixed. These fixes can literally cost you a lot of money especially if they are major ones. Lenders usually hand the property in its actual status, so you really need to make sure that nothing is seriously wrong about the property by hiring a professional home inspector. While many people think that buying short sales is risky and not worth it, I can assure you that there are many real estate investors who make a lot of money just from flipping short sales. If you are serious about it, just make sure you have the right agent.
