Flat Fee MLS Listing has become a popular concept as more sellers are looking to save money on realtor costs.

Dallas Flat Fee MLS Listings allow a seller to list their home on the multiple listing service, but sell their home FSBO (For Sale by Owner). The multiple listing service, which was once reserved solely for realtors, can now be used by FSBO sellers through a Dallas Flat Fee MLS Listing.

Dallas Flat Fee MLS Listings are often thought to offer sellers the “best of both worlds,” as it allows them to enjoy the exposure that the multiple listing service offers, while still keeping the proceeds from the sale of their home. Although, for some sellers, using the services of a Dallas Flat Fee MLS Listing and selling FSBO is a great option, for others it may be more trouble than it’s worth.

In order to consider whether using a Dallas Flat Fee MLS Listing or a San Antonio Flat Fee MLS service is best for you, it is important to consider a few factors:

  • The current market conditions – If your local market is performing well, you may not need the services of a realtor. However, if your local market has been sluggish, or if selling prices have been on the decrease, it is probably best to use a realtor to sell your home. It is important to realize that although a realtor costs money for sellers, they often make up for it because they are able to sell their homes for more money.
  • Your need to sell – Most FSBO owners take this route because they have time on their hands. If you don’t need to move in a set period of time, you may be wise to use a Dallas Flat Fee MLS service. If, however, you need to move sooner than later, it is wise to hire a realtor, as he or she will likely be able to use his or her experience and know how to move your home quickly.
  • Time and/or resources for marketing – Realtors often have a pool of contacts and a number of marketing strategies to ensure your home gets maximum exposure. If you are selling your home FSBO, the burden to market your home falls on your shoulders, so it is important to do your homework and learn about the most effective ways to market your home.
  • Availability – If your job is flexible as to allow you to show your home on a moment’s notice then you may be a good candidate for selling your home FSBO. However, if your job, family demands or personal life make your availability less than stellar then it may be a good idea to hire a realtor who will be able to show the home on a regular basis.
  • Ability to negotiate – One of the most important jobs a realtor can perform for a seller is negotiation. In short, a realtor can negotiate with either the buyer or their agent the best price for your home and the best terms of the sale. If you are a whiz at negotiation, selling FSBO may be a great idea; otherwise, leave the negotiations up to a qualified realtor.
