Façade restoration is an important component of building restoration and crucial to the maintenance and preservation of high-rise buildings and historic structures. Severe weather and the elements can cause cracking and spalling of concrete and deterioration of brick, mortar, terra cotta, granite, marble and other architectural components. Many government buildings were designed to reflect the strength and permanence of America’s democratic society. Many incorporate the most permanent building materials known, including granite and marble. To maintain and preserve such historic buildings, regular building inspections, including façade inspections, are recommended. Such inspections might then call for: a façade restoration, including masonry restoration, concrete restoration, stone restoration, brick restoration, as well as repair or replacement of tiles, windows, bronze and terra cotta. In many cases the need for façade restoration or building restoration services becomes apparent when architectural components show signs of movement. Exposure to pollutants, dirt and freeze-thaw cycles can cause stone, mortar, and steel underpinnings to deteriorate. If not secured, structural pieces can break free from their underpinnings and endanger the safety of people below. A typical façade restoration project might also include: - Assessment and inspection of all areas of the building’s exterior - Determination of the degree of water infiltration into the building - Construction of a steel framework or scaffolding that provides access to the structure’s façades without disrupting access to the building. - Removal and salvage of existing materials such as roof tiles, terra cotta, etc. - Installation of new concrete roof decks, state-of-the-art roof membranes, and precisely crafted replacement terra cotta pieces. - Pointing, stone restoration and replacement of windows. Choosing a Contractor for Façade Restoration Be certain the contractor you choose has skilled craftsmen and many years of experience in performing façade restoration; is bonded, licensed and insured; maintains a comprehensive safety program in compliance with OSHA and MSHA Standards; and is licensed to apply numerous state-of-the-art finishes, grouts and sealants.
