Ever wanted to move into a new property with nothing to think about but where the television should live? Now, thanks to an influx onto the property market of display houses for sale, this dream could fast become a reality.
Buying a display house is not a new concept, but it is becoming more of a popular choice for many reasons. The biggest pro of buying a display home is that all fixtures and fittings are guaranteed to be high-end. These houses are the builder’s most effective form of advertising so they always feature upgrades on flooring, cabinets, countertops, lighting, windows, doors, architectural details, appliances, and other fixtures. All this saves you financial burden in the short-term and adds to the value of the property in the long run. As an added bonus display houses are usually professionally decorated and landscaped, meaning even less chores for you!
Even though display houses see a high volume of foot traffic, due to perspective property owners walking through the house, the builder will always look after the wear and tear during its non-occupancy; it benefits them to keep the place looking in top condition. Do however, ask the builder up-front about any damage that has been sustained during this time. Occasionally, if an accident occurred in the home, the builder may have repaired it cosmetically, but not necessarily with an eye towards durability so this is something to quiz them about. If you have any doubts be sure you raise them with the building company before signing on the dotted line.
Another point worth noting is that it is easy to get swept up in the aesthetics of a display house without thinking of its practicality. When these homes are built, the developers often focus on the look, while neglecting the thought of how the house should be flow. This is especially important for young families, so make sure you have a good room-to-room inspection before coming to a final decision.
Finally, if you do decide to go ahead with the purchase, inform the home inspector that it was a display house and have them check accordingly. It has been known that builders will cut corners, such as not installing appliances properly or leaving tub enclosures unsealed, as the house has not been finished with occupancy in mind.
For sheer convenience, moving into a display house is perfect. With all new fixtures and fittings, the home will be liveable for years to come. However, we advise not to brush over certain points just because the place looks shiny and new. If you do your due diligence properly, a display home could be an extremely cost-effective way of purchasing your next property.
