DIY - Build up your house to make it easier to sell at a higher price

Selling and moving house can be one of the most stressful experiences of adult life. But in most cases it is unavoidable - new job, bigger family, retirement - there are a plethora of reasons as to why you may move home, at least once. What better way to reduce the stress involved than to sell the current house as soon as possible. Most of the legwork can and should be done by your real estate agent, Soprano Villa manager Flavio Serreti advises “Ask around and your friends to find a great estate agent, they can be difference between a quick, value for money sale or a slow drawn out sale where you may have to drop the price” While you let the real estate agents do their thing, you can help them to help you. Sprucing up your house with a little DIY will go a long way. The look and feel of the house is what sells most properties, so presenting yours in it’s best life will be the key to getting that sales.

The Yard

What’s on the outside counts too. This is the first impression potential buyers will have off your home. If the grass is overgrown, toys left out, rotten gates - this can and will put people off before they have even walked through the gate. Cut the grass, paint the fence, put the toys away. Such simple actions can achieve splendid results. Homeowners spend a fair amount of time in their garden, so getting this up to a sufficient standard should be a no brainer.

Loose Ends

The loose bathroom door, the wobbly table, the dusty garage, all jobs that have been put off for months, perhaps even years probably go unnoticed, normal even by the families standards. However, this may be the last thing on the homeowner's mind, but you can bet your bottom dollar it will be the first thing on potential buyers minds. Homes are expensive, so potential buyers will look at everything and I mean everything. Why have something that will take a few hours to sort out, replace or tidy up affect a potential six figure sales. Customers often give themselves objections to not buy, you don’t want to be adding any more to the list.

The Bigger Jobs

Wet-vacuuming the carpet, servicing the boiler and repainting walls may be a little more time consuming and obviously more expensive; but in the long run - whether you have to live there for a bit longer, or to wow potential buyers, it is worth it. It’s a financial advantage to do it yourself, but if you are not skilled or unsure, then it is safer to call in the professionals. rnThe real estate agents can do all the work for you but ultimately you throwing in a helping hand - quite literally - can make all the difference for a quicker sales, and quite possibly for a higher price than originally listed. Having a few potential buyers can result in them outbidding each other to finalise the sale, which in turn benefits you financially.
