Mumbai has been a recent hub for the growing Real Estate industry. All the major investors and developers are getting interested in having their projects over many suburbs in this city. With also the rising rates of flats in Mumbai Kandivali is a suburb that is attracting the masses with reasonable rates. The property is used for commercial as well as residential purposes. Because of its proximity with Borivali and Dahisar, Kandivali has been a prime location for development. Thakur village is one such area which is a place that is considered a bit upward on the mark from other areas. With the malls like Raghuleela mall, where movies are also shot, within its vicinity Kandivali has become a very favored spot to reside in. One of the other Prime Station in railways is Andheri, and it has a reason to be so. This part of the city is one of the busiest ones. Many industries have set up in Andheri because of its location that is well connected to both the Central and the Western line. The matter of conveyance is well solved only owing to its location. Such reasons have caused the costs to hike of the flats in Andheri. The flat rates, range from `6000- 13000 per square kilometer in this suburb. In fact the Big Players are playing a huge part in the fluctuation of the rates. They have been offering apartments or flats right from the reasonable prices to the duplex plush apartments that have all the possible luxury facilities. This offer creates greed in the people to own better flats then what they already own; they want to have an improved standard of living. This need creates costly flats and a great push to the price hikes. The influence spreads over to the suburb of Vile Parle also. Getting its name from the years old ‘Parle’ factory situated there, this suburb has been an upcoming grab in terms of Property. Another aspect adding to its importance is there are many good colleges like NM, MMK and UPGSC located in this area. Having these colleges has lead to it being a key site when students look out for places to reside just near their educational institutes. Flats in Vile Parle are reasonable so that such students can afford to purchase or rent it. Though I think this trend is not going to last for long and the prices might definitely shoot up. Big builders like LODHA group, ACME group are aiming these suburbs, as Mumbai is the city that gives the returns making the investments multi-fold. So with the tempting facilities offered with the flats in Mumbai, Kandivali, Andheri and Vile Parle are the fastest selling properties ever with many beneficial factors. And the value of property in Mumbai is the highest, in compare to other metropolitan cities, where to meet the needs of the lower class people builders are giving low budget houses also and with this the concept of affordable property and housing came into the city of Mumbai.
