Over the last couple of years, Gurgaon real estate has witnessed a growth of 30-35% in the capital values. Although, due to slow execution of real estate projects, there is a huge drop in the contribution of Residential apartments in the prime locations of the city, yet there is tremendous increase in the capital values. rnThis can be due to the following reasons:rnThere are rampant delays in construction and possession. Around 500,000 units that were scheduled to be open for possession by the end of 2011 have been delayed for one year or two.rnIn the recent years, with increased gross value of populace, people are willing to spend more for luxury. This has resulted in good investment chances. This has also increased the Gurgaon real estate market to grow.rnPrime Location for Gurgaon Property:rnWith more and more people relocating in the city, Gurgaon real estate is brimming with new projects and opportunities. Umpteen residential projects are emerging on Southern Peripheral road connecting to NH-8. Other than this, some of the other hot locations in Gurgaon are Golf course Extension, Sector 70 and Sector 78 and Dwarka expressway. There are great options in Gurgaon for high end buyers to Mid-income buyer group.rnThe negative side of the coin:rnAlthough, the Gurgaon real estate is enjoying great investments but the picture is not same to all the properties. Furthermore, the appreciation in capital values for Gurgaon propertyis not significant when all the factors, like higher interest rates on home loans and service tax, are considered. Nominal capital admiration of property may be high by 25-30%, but the actual rate of interest, after adjusting all the financial obligations, is almost nil. Most of the investors are working on “No loss, No profit”, and also there are investors who are working in loss.rnGurgaon real estate is expected to see a real estate explosion. With around 6000 flats ready for possession and another 20,000 units to get ready by 2015, the Gurgaon real estate will, for sure, on the verge of explosion. There are certain factors that are responsible for this explosion. Some of them are, Higher living standards, better career prospects, strategic location with superior amenities, provision of better connectivity due to metro and presence of international airport in the vicinity. All these features are the key factors responsible for increase in the Gurgaon real estate and offer a foreseeable future in property. In the recent years, with increased gross value of populace, people are willing to spend more for luxury. This has resulted in good investment chances. This has also increased the Gurgaon real estate market to grow.rnGurgaon is one of the promising cities in the country that has shown better prospects for major global players and is willing to set their roots in the city. With this as major factor, buying a property in Gurgaon is indeed a better investment option.On the whole, Gurgaon real estate is one of the best options to make an investment as with the promising growth in the coming future, the value of the Gurgaon property is sure to increase tremendously.
