If you can’t afford to buy a house or don’t want to live there, living in a condominium or an apartment are the choices. But since condominiums are expensive maybe the best option is to rent or buy an apartment. However how can a buyer know if he is buying or renting the best unit? The three important things you need to know in order to answer this question are the budget, the kind of area where you want to live, and the numbers of bedroom you like. You can follow the systematic approach below on locating the best and most affordable apartment. Determine first how much you can afford when it comes to renting an apartment. By having a budget ready, you keep yourself from going after those that are beyond your means. Remember, your credit score could get hurt if you are unable to make the lease payment on time. Check whether the area you are looking at is actually secure. No one would want to spend the rest of their lives in an area where the crime rate is higher than the birth rate. When you finally found your choice, do not hesitate to ask the landlord or the leasing department pertinent questions. Check what the set-up is when it comes to the security deposits, the electricity or water bills. Be sure to ask how repairs and maintenance would be handled and what their policy is when it comes to pets and late-night visitors. Try to visit some Madison area apartments and check if those are qualified to be your place. Compare your notes in order to see which one stands out. Negotiating with the landlord can be a better idea if difficulty in the payments occurs especially if this is the only reason that hinders you to buy the apartment that you really like. At the end, if everything goes smoothly and you finally decide that you will rent one of Madison area apartments, do the contract. It is not good if the agreement is settled verbally. Between the two of you can tell a lie once there is a misunderstanding arise. Ask for or offer a written contract that includes the rent payment schedule and late policy, security deposit, and other things that both of you agreed. Finally, you are now in one of the Madison apts, you must be a responsible tenant. Don’t let the landlord kick you in the ass by not making the payment on time.
