The maintenance that takes place on commercial property is typically very different than what may take place on a residential property. Of course, regardless of whether you are talking about a residence or a commercial building, you want to ensure that any type of preventative maintenance plan that is necessary is put into place in advance. This can help you to reduce any problems that may occur which can result in lost time and perhaps additional difficulties. What are some of the things that you can do in order to ensure that your business is running as smoothly as possible?
One of the most important things that you can do is to have some type of software in place which will assist you in doing this type of predictive maintenance. This type of software is going to let you know in advance when certain job should be done, depending upon the specific circumstances of your business. This type of maintenance can be anything from handling the routine upkeep of your generators all the way to changing the light bulb when it is about to blow. The reason why it is important for you to do this is because it prevents you from having to take care of the maintenance at the last minute.
One of the types of preventative maintenance that should be done regularly is on any generators that you may have. It is difficult for you to tell when these generators are going to have a problem, as they don't typically run until they are called on during a power outage. By having software that will remind you to check the generators regularly, it will keep you from having any surprises when they are needed. The various things that need to be done on the generators can be anything from checking the fans in order to ensure they are clean, to making sure that antifreeze in the generator is up to specify levels.
The security of the building is also something that needs to be kept in mind when it comes to the maintenance staff. They should not only check the security alarms, they should also check the fire alarms as well as the sprinkler systems. These are also items that may not be called on regularly, and you would want to ensure that they were working, just in case an emergency took place. It would also be a good idea for you to check the garage doors as well as the elevators to ensure that they are up to specifications as well.
Of course, not all of the maintenance that is going to take place on your property is going to be predictive. There are going to be times when tickets need to be run when the existing problems occur. Be sure that you choose any software that is not only going to help you with predictive problems that may occur, it also can assist you in keeping track of your tickets as they occur as well. This is going to be to the benefit of everyone who is working on your staff.
