Though most of the metro cities in the country are witnessing a sluggish realty market, Bangalore is one city that is brimming with real estate developments. Being a major hub for many IT bigwigs around the globe, the city has been seeing a steady real estate market in the recent years. And with certain localities assuring high ROI (Return on Investment), the housing demand has further increased. Following are some of the upcoming micro markets that offer good returns for property investors. Banashankari With good road connectivity, the locality is well developed and boasts of having great civic and social infrastructure. Accessibility to major raods like NICE Bangalore- Mysore Expressway, Mysore Road and ORR has attracted several families to shift base here. Some of the ongoing projects in this locality include SNN Raj Spiritua, Brigade Omega, Sobha Heritage and much more. Despite not having enough recreational spots, the presence of many educational institutes, restaurants and shops have enticed a pool of cosmopolitan crowd to invest in properties here. The continuous housing demand has kept the realty clock ticking and in a span of one year, property values of builder floor apartments have appreciated over 22%. Current ongoing market rates predict property prices to vary between INR 4.400 and INR 9,400 per sqft. An increasing demand for independent homes too has pushed property prices to rise. An independent house that was bought at an average of INR 6,940 per square feet is now being sold at an average of INR 7,470 per sqft thus escalating prices by 7% in just about a year. With investors standing at a higher profit, second time home buyers and off shore investors are now purchasing homes just with the aim to earn formidable returns- either by rentals or high ROI. Sanjay Nagar Located in the northern region of Bangalore city, Sanjay Nagar is about 9 kilometers from the center of the city and boasts of having seamless connectivity. Arterial roads like Bellary Road, ORR (Outer Ring Road) and Hebbal flyover help ease access to other parts of the city. Residential properties especially along this locality boast of having well planned layout. The established residential hubs have resulted in property prices to almost double over the years. The existence of many schools, colleges and MNCs (Multi National Companies) are boosting the real estate market further. According to recent reports, capital values of residential plots have increased over 10%. On an average plots here are cited to cost INR 1, 08,200 per square yard. The price of apartments in Sanjay Nagar ranges between INR 5,900 and INR 9,600 per sqft. So if you are looking to buy a property in Bangalore, then preferring these localities is certainly a good choice for property investment.
