Buying a home is probably one of the hardest tasks that people do in their lives. There are many variables that a buyer needs to be aware of before going with the purchase. If you want to ensure that the house you’re going to be buying is of high quality, then you definitely need to do your inspections correctly. If you do, you will make sure that the deal you’re going into won't be a nightmare in the future. I said that because some people don’t do their inspections and they finally end up wasting a lot of money on repairs. While I really advise you to seek professional help from a qualified home inspector, here are some home inspection tips to help you understand what’s involved:
1- The foundation:
The most important thing that will cost you a fortune if you don’t check is probably the foundation of the house. By foundation i mean the structure of the house like: floors, walls, roofs…etc. To make sure that everything is ok, you also need to check the basement for cracks or any structural problems. When you are positive that nothing is wrong with the foundation, you need to move to the next step.
2- Openings:
There are some people who skip this step on purpose because they think it’s really unnecessary. I can tell you that it’s more than necessary to check if all the doors and windows in the house open correctly. Checking for locks is also crucial for you to avoid any unnecessary spending after you get the house.
3- Electricity and plumbing:
These also are very important to check when it comes to purchasing a property. Verifying that all electrical appliances in the house work properly is necessary when buying a home. Checking everything electrical from switches, outlets and wirings will save you a lot of money on the long run. When doing electricity checks, you don’t actually have to be an electrician as a very basic check is enough to determine that everything works fine. Checking everything related to plumbing should also be a priority. If you want to do a proper plumbing check, you need to see if all the pipes are working properly. The areas that might have a problem are the ones that have been fixed before or the ones that go through the wall. If you want to take my advice, then you need to check everything that has a relation with water: toilets, showers, heaters…etc.
