But to make sure you can be sure to find the constructor you need, we've compiled a short list to assist you in your search. 1. Try to get some "builder" stories and references from your friends and people you know who have been happy with the work a builder has done for them in the past. Contact your local council for any advice they have. They can't recommend a builder to you, and they certainly won't find a builder for you, but they will have some guidelines. If your construction project you have in mind is quite large, you may want to seek the services of an architect. These will not only help with your design, but will often work closely with the builders and know what to look for. 2. Newspapers, directories, friends, relatives, neighbors, local authorities, and the Internet are great places to find a local builder. 3. You may want to think about getting a couple or three offers for each job. Compare offers to make sure they offer the same scope of work, materials of similar quality, provide warranties, and can get the job done in the same time frame. 4. Once you have successfully found a builder, be sure to ask if the builder has completed a project similar to yours. If so, try your best to see them, as that will give you a first-hand view of a comparable project. Call the homeowners and ask how the work went and if they have any positive or negative comments about the builder. 5. Make sure you can access the builder's license information. Talk to them about how long they have been in business and how large their staff is and what construction jobs they have done that are similar to what you want to do. You should also find out what you can about whether they have insurance and at what level. 6. Get any promises, warranties, and guarantees in writing. The contract should be as detailed as possible about materials, brands, colors, time period, etc. 7. Make sure your contract details a payment schedule that you have both agreed upon before work begins.
