When rehabbing a home the first question that pops up is are you an investor looking to sell the home or are you making repairs to improve your personal residence? If rehabbing is being done with a view to sell, then a professional contractor should be called in to take care of all the repairs. What is the Work Involved? When deciding to do a rehab job you have to first decide on how much rehab to do and how far to go. If you are selling you need to strike the right note on rehab. If you do it cheap, your house will appear cheap when compared to the surrounding houses. So use that as a guide – check out the neighbouring houses and see the quality and different types of materials used. If it is an expensive neighbourhood, naturally the quality of the rehab work should be good. Hiring a Contractor Definitely hiring a contractor to do the rehab work seems the most plausible solution. It saves time, energy and work. But contractors can also bring their own problems. So do a little homework and hire a contractor who will complete your rehab work without any major hassles? You would still need to ensure that the contractor is working within the budget and will deliver on time. Keep in regular touch with the contractor so they know you are tracking the ongoing work. Repairs When going in for home rehab, the tricky part is how far you should go on the improvements. If you want to rehab the whole home it will cost you a good bit of money and ultimately up your selling price. On the other hand, if you do the rehab too cheap, as stated above you will have a home that does not compare favourably with the rest of the neighbourhood. So the better way would be to go in for quality repairs so your final effort looks good. Once the work is completed you should go through the whole house with the contractor to check that everything has been done according to plan. Do not feel bad to point out anything that does not meet your approval. Going Over Your budget This happens in most cases. Even after doing the math in advance, somehow rehab work manages to stumble out of the basket and up the cost. Sometimes it is a case of not realising fully the amount of rehab work to be done. At other times it is ‘hidden’ repairs not visible at first that add to the cost. Making Payment Every contactor requires a different mode of payment. Some would like to have their money upfront. If you have enough trust in the chosen contractor you can go ahead and make such payment as it could cover cost of materials etc. If you are running low in funds you could approach hard money lenders who will be willing to give out hard loans. Chicago hard lenders are a reliable source for obtaining hard money loans, quickly and with a minimum of fuss. The normal course of raising money would be to approach a bank but in such cases Banks take time to process loans and require a good bit of paperwork to be signed before releasing the loan. So if money is required for a short term it can more easily be obtained from hard money lenders in the form of hard loans tough maybe on higher interest rates.
