Tellapur is one of the rural stretches in Hyderabad that has been urbanised in recent times. This locality is located near the prominent IT hubs of Gachibowli and Madhapur, which are home to some of the biggest IT organisations in the world. Situated towards the Eastern part of Hyderabad, Tellapur is fast becoming a valued residential zone because of its proximity to the nearby IT hubs. This is simply because the land prices in Tellapur are much lesser than the expensive rates attached to similar properties in Madhapur and Gachibowli. Though the area is still in its development stage now, many proposed projects such as the Techno City and integrated townships are sure to boost demand in the area. The area is also close to the Outer Ring Road (ORR),which allows residents to enjoy great roads and have access to all parts of the city. The flyover that connects Lingampally to Nallagandla near Tellapur also reduces travel times and helps to avoid a railway crossing on the way. Affordability, connectivity and rapid land appreciation are some of the reasons that are pushing people to buy property in Tellapur. Targeting the BPO sector, there has been a spurt in apartments in Tellapur that offer flats at affordable price . The area offers mid range and high end housing options. Most of the projects are in the initial stages of construction. However after 5 years the prices will escalate too much. The Outer Ring Road is situated to the South of Tellapur, which in turn leads commuters to various parts of the city in a speedy manner. The distance to the Rajiv Gandhi International Airport from Tellapur is nearly 40 km, and can be quickly covered using the ORR. The closest and easiest way for long-distance, intra-city transportation would be from the Lingampally MMTS station. Tellapur main road also runs parallel to the Old Mumbai road, which still remains a well-travelled road. Situated close to prime localities of Gachibowli and Madhapur, Tellapur owes much to these two areas for its gradual urbanisation. Due to the price advantage faced by Tellapur, a number of housing projects have sprung up in recent times. The IT professionals working in these areas would often end up getting an independent house in Tellapur for the price of what an apartment would probably cost in Madhapur and Gachibowli. Housing projects that construct and sell apartments in Tellapur make up most of the residential projects in Tellapur. In recent times, Tellapur has seen the rise of housing societies that feature villas and independent homes. Well-paid IT professionals who don’t mind shelling out as much as Rs 4,000 to Rs 10,000 per sq. ft. increasingly prefer villas. A number of other high profile, housing projects are also being constructed in Tellapur, which one complete, will only add to the overall development of Tellapur. Additionally, international schools that are eventually planned to be constructed will also help in the growth of this locality. Once complete, this township is expected to become the crowning glory of Tellapur.
