Issues to consider when getting a space for lease
Every new business requires a commercial space from where you operate. Finding a space best suited for your business is just the beginning. Once that is done, it is necessary to sign an agreement to get the space on lease, and new business owners must pay close attention to the agreement, so it is necessary to have a clear understanding of terms used in the lease and accordingly negotiating with the landlord.

When getting a space for lease, it is important that you know how much space you are liable to pay rent for. It is important to discuss the use of hallways, elevators, restrooms and other common areas. It should also be noted whether your rent is based on rental square footage or usable square footage. Usable square footage is generally less than rental square footage because it doesn’t include common spaces. Having a clear understanding of these things will let you determine if the quoted rent is fair and let you negotiate better.
Lease termr
The term of a lease refers to its length. It specifies when the lease begins, when does it end and whether there are options for renewal. Landlords will generally be flexible to negotiate leases when getting a space for lease with longer lease terms. But it is sometimes favorable to negotiate shorter lease terms with a number of renewal options, for example, a 5-year lease with two 4-year renewal options instead of a 10-year lease.

If the lease document isn’t clear, ask the property owner to include details of how the costs will be calculated and who pays what costs.
Security deposit.
Have a good understanding of what can and cannot be deducted from the security deposit. Make sure that the lease explicitly spells out the expectations and conditions for its return.
Signage.
Promoting your new business is on the to-do list of every new business owner. When getting a space for lease, discuss with landlord any prohibitions regarding signage like size, lighting, and general appearance. You must also keep in mind if your signage works with the building’s external structure.
Termination.
Make sure you understand how your lease terminates and the procedure for terminating the lease early when you get a space for lease. If your business turns up not successful as anticipated or is sold, you shouldn’t be stuck relying on the court to determine damages to the property owner. Pay attention to notice requirements at the end of the term. For example, if the lease specifies that fifty days prior to the lease term end, the tenant should give a notice to the property owner stating its intent not to renew the lease.
