Kanakapura Road a good investment destination

Being one of the fastest growing cities in the country, Bangalore’s real estate has been experiencing a lot of transition and changes over the past two decades. With Bangalore expanding in all directions to match with the influx of population, micro-markets are soon becoming the most sough-after residential localities to invest in thanks to their connectivity and developed infrastructure. And one such area that is blinking on the real estate radar is Kanakapura Road. The 27 km stretch that begins at Majestic and runs up to Kanakapura town, today is bustling with a number of construction activities. Emerging to be a prime locality, builders are now targeting this locality to build many residential properties. Although this is a very cosmopolitan neighborhood, this is still a good option for affordable to mid-range housing choices, neighboring areas like HSR Layout offer options majorly in the upper end of the market, owing to higher rates of residential spaces there. There are various reasons for the demand of this area. One of the prime reasons is the advancement of Bangalore attracts people from all over the country to settle in the city. But the city is almost saturated and property rates have also sky-rocketed. So people are slowly moving to the suburbs in search of homes. Kanakapura road is hence becoming a one of the most sought after localities. Being a part of NH 209, Kanakapura Road is well connected to Outer Ring Road, Banashankari, JP Nagar and Uttarahalli. This area is also easily accessible from other suburbs such as Bannerghatta Road, Electronic City and Jayanagar. Connectivity and strong infrastructure has fueled the growth of real estate in Kanakapura Road. The Namma Metro is also helping with the growth of Kanakapura Road becoming a residential hub. With a number of residential properties cropping up here, the locality has become an extension of other localities like J.P. Nagar, Banashankari and Jayanagar. Kanakapura’s close proximity to a spiritual center (Art of Living Ashram) also helps in providing a home to the floating population. The government has sanctioned an area before Harohalli to develop an SEZ (Special Economic Zone) for textile and apparel. Spread over 400 acres of land, this SEZ would be a home to 50 factories where over 50,000 employees would be working. An investment of Rs 1,250 crore is expected to be pooled in. Looked up to be a residential hub, Kanakapura Road property prices are soaring high. Apartments and townships are now mushrooming catering to the high demand. Abundant water supply from the Cauvery River is also prompting many developers to build residential Bangalore properties here. With Kanakapura Road’s close proximity to Electronic City, the location is favored by IT professionals. The present rates are pretty competitive and there are housing options for every budget. The proposed developments in the area, are bound to ensure good appreciation, while social infrastructure is also rapidly being developed. Being able to offer affordable flats for sale in Bangalore makes it extremely attractive for the developers. Many developers are showcasing the convenience of commute as their selling point in this locality. Keeping all these factors in mind it is not surprising that all the big developers are flocking towards Kanakapura road.
