Landlord and Tenant relations are tough strip to maintain. It is important to have the proper knowledge about the legal rights and obligations whether you are a landlord or tenant. An act to preserve the decency between both the parties has been made that provides some permits and protection under law rights. Agreement signed between landlord and tenant must be overlooked and must contain law provisions that are approved by both the parties. The Sex Discrimination Act, Disability Discrimination Act and Race Relation Act could be applied to anyone on any misbehavior or mismanagement. The landlord and tenant act that first come into existence in 1962 went through certain amendments. A written request has to be made by the tenant to occupy the dwelling. Whosoever acts as the mediator shall provide a written statement in the favor of landlord name and address. If a person is fail to complete the following procedure, it will condemn as an offence and responsible one would be liable for a fine or punishment. If landlord is interested to assign dwelling to the tenant, the landlord is required to give a written assignment notice including his name and address on the first day when the rent is payable under tenancy agreement. Under this act certain rules and regulations are implied that are govern under law. Any misconduct by the landlord or tenant is serves as an offence under landlord tenant act. The act determines the responsibilities of the person or wrongdoing under tenancy law. If the procedure of tenancy induced under the legal act both the parties are required to present the copy of the agreement that is approved by them. In case of any misdemeanors outside the law they are liable for chastisement. This act comes into force to avoid the housing problems that can be faced by tenant or landlord. Under this legal proceeding landlord is responsibilities to follow certain duties- ? Ensure that the property is fit for tenancy. ? Safety of electrical appliances and gas. ? Provides an Energy Performance Certificate to new tenant. ? Fire safety for furnishing and furniture provide under tenancy. ? Proper functioning of heating and hot water installations, skin, baths, basin and other sanitary. Tenant is responsible to perform the following duties- ? Payment of rent as agreed and proper takes care of the property. ? Timely payment for gas, electricity, telephone etc, if guided under the agreement. ? In certain cases compensation water, sewerage charges and paying the council tax.
