Established in 2002, our retail management company has made a niche and has built a reputation in property management and leasing of small and multifamily rental properties, small apartments and small retail centers. Your property team will have two members determined by us and you may contact your inside manager who will be too glad to help you out if you have any question or doubt regarding the management procedures. Our president, Rod Hanks will be on the advisory capacity to look over the procedures and offer guidance and direction to property manager, leasing agents and other members of the team. Our property team members will visit the site for inspection to make a report on the property after making a record of every interior and exterior attributes. During repair and renovations, they will drop by time to time for surveillance.
In case of the overdue of rental payments on the part of tenants, we call or visit them to discuss the cause behind the delay. After consultation with the DFW landlord, we negotiate the terms of the payment. If there is no cooperation from the tenant, we take several stringent legal measures. Being a responsible Dallas property manager, it is our duty to look over the interests of the Dallas landlord. Our memberships at several professional organizations help with the advertisement of vacancies. We are also proud members of prestigious organizations like Texas Associations of Realtors, Multiple Listing Service and National Association of Realtors. As active members, we attend summits, forums, educational programs and seminars that help us enhance our knowledge of the industry we are working in. We keep ourselves updated regarding latest rates and trends, thanks to our accessibility to several important computerized property databases. We also have vendors in our hands who charge below market rate and professionals ‘on payroll’ for repair and maintenance of the property. Since our team members scrutinize every aspect of the management works, in no time you will see the difference in operational cost, between us and the company you previously employed. Since we concentrate on leasing, every new lease comes with a ‘New Lease Warranty’, valid for 90 days.
