If you are someone trying to buy homes, then using something like television commercials to find potential sellers goes against everything taught by FFN. If you have the appearance of being a business or company owner, it will be an immediate turn off for the seller.nnIn some markets, buying homes is not the problem: selling the homes is the problem. So creatively thinking outside the box is necessary to find the right buyer. And under these circumstances, using television ads just might be a useful tool to find the right person.nnOne important side note: stay away from newspaper ads. Newspapers are lousy ways to sell property. So if you choose to run a 60-second commercial, keep in mind that creating these is really an art. In some areas of the country, these commercials are actually very affordable and can be run on local cable and network channels. nnYou can choose to have rolling pictures in the background along with a narrator, but you also may want to consider not getting too fancy with it. One simple idea for a commercial is to have a man and woman talking to each other in conversation. You may also want to have the station produce it for you. All you need is a 60-second short script. Maybe you can just get in front of the camera and tell people why they should call you to buy a house giving them all the benefits in it. nnYour dialog in the commercial can include “are you looking to buy a home, tired of paying rent and tired of making your landlord rich? Call ABC Homebuyers and show you how you can get into a home of your own with no money down. And even if you have weak credit, we're home specialist and you would be amazed at how many people we've put into a home of their own.” You can target the people who never dreamed they would have a home to live in that they could call their own. Tell them to come share the American Dream. Just include the number to call. Then you send out a special free report showing the interested parties how they can be one of the many satisfied homeowners.nnAnd again, you could use the conversational piece, a friend talking to another friend about how they bought a house when the bank wouldn't give you the loan… and then they talked to Result Home Sellers and they got them in this house in a certain number of days. This can be very effective as well.nnJust don’t try too hard to create a perfect commercial. Eventually you will discover it doesn't make any difference whether it's perfect or not. In fact, the truth is the more screwed up it is the more response you're going to get!n
