The yellow letters are great. They do not need changing in any way, and if you follow the instructions exactly as they are given, you will get a return from them.

Getting these letters written and the envelopes stuffed is something that you can do yourself. Some have chosen to get someone to do it and to pay them for it. Unless you find someone who will do this for cheap, it is probably not recommended as it will cost you unnecessary expenditures. There are other options for you to choose from. Oftentimes there are senior citizen centers that can do it. There are also handicapped centers that would be happy to have your business. Many of them will do it for you twenty cents on each envelope. And they'll do it when you need to do it so you won't have to pay them a salary. One person cannot do this, do it consistently, and do it right. By taking it to a senior citizen center or a handicap center, it is likely that a different person will be doing it each time. Keep in mind that you should be sending out a least three to five hundred letters a week. Can you imagine one person addressing envelopes all day everyday and loving it?

Whether it is twenty cents an envelope or forty cents, you’ll just pay them their asking price. It is possible that you can get it for less. Doing it this way keeps you from pushing someone on payroll or even paying them guaranteed money just to sit there and stuff envelopes. You can get it done cheaper by the piece, when you need them, and not have to pay for it when you don't need them.

If you need someone in a payroll status, you would be better off using him some other way. Send him out in the field and tell him to find you some junker properties. Show him how to track them down, and show him how to locate the property owners also. Using him to stuff yellow envelopes is grunt labor that the handicapped and the elderly really would like for you to bring them. They're looking for that kind of work, it's perfect for them.

Pay close attention when it comes to sending the letter to the same person more than once. There's so many listings you can send to most people don't ever send them more than once because the response is usually so great. Foreclosures should receive more than one. Zip code mailings you want to avoid. If you have a good targeted list, then you need to keep pounding them. If they are not so targeted, then just send one.

You may also want to hit the out of town owner list hard. Experiment with expired listings, and if you can get yourself a line to find names of divorces and bankruptcies and probates, I'd certainly hit those as well. Again, the more targeted, the easier it is to do. Out-of-town owners are a great list. They almost always produce.
