Phase II of Bangalore Metro is likely to flourish the realty market of these localities

Since the operation of Namma Metro in Bangalore, several localities that are situated close to the metro stations have witnessed a realty boom in the last few years. Now, Bangalore Metro Corporation (BMRC) has been engaged in expanding the metro line connectivity through phase II. This metro line stretch will span across 72 km, which includes both underground and elevated metro line. Once phase II of namma metro gets completed, Bangalore will have 61 metro stations. Here are the upcoming metro corridors of Bangalore; • Mysore Road – Kengerirn• Byappanahalli-Whitefieldrn• Yelachenahalli – Anjanapurarn• Hesaraghatta Cross – BIECrn• RV Road – Bommasandrarn• Gottigere – Nagawararn• KR Puram – Silk Board Junction (Phase 2 A or ORR Metro) Particularly, the development of ORR Metro (Phase 2A) is considered to be one of the major metro expansion projects. This 18 km long metro line is likely to make a great impact on localities along the ORR. The proposed metro stations in this corridor include HSR Layout/Venkatapura, Iblur Junction, Agara Junction, Marathahalli Junction, Kadubeesanahalli, ISRO, and Mahadevapura. According to realty experts, the completion of Namma Metro Phase II corridors is expected to accelerate the realty market of the city. Especially, the Information Technology hubs such as Whitefield and Electronic city are likely to witness a major impact of phase II corridors. With the expectations on improved connectivity, it is expected that these localities could witness a good capital appreciation in the following years. With this enhanced connectivity, the commercial markets like east Bangalore (Whitefield) and north Bangalore (Nagawara) are expected to witness a great impact, as well. When it comes to residential sector, several regions around all the metro stations are expected to witness an increase in the housing demand owing to enhanced connectivity to major employment hubs. Micro markets such as Kengeri, Whitefield and Gottigere are likely to see a realty growth in property market.
