The residential real estate market is heavily burdened by the numerous number of pre foreclosed homes, which increases daily. There seems to be no let up in the number of homes going into foreclosures. You can help alleviate the dismal situation in the housing market by buying pre foreclosed properties.

Preforeclosure 101:

You can classify a property as a pre foreclosure if its owner has defaulted on his mortgage payments and received notice from lenders to pay his arrears. In short, pre foreclosed homes are candidates for foreclosure. The owner will be given some time by lenders to pay his debt.

During the pre foreclosure stage, the owner has two recourse of actions - to pay off his arrears or sell his house before it will be foreclosed. Many distressed homeowners do not want to lose their homes. However, many of them, feeling that they do not have the capacity to pay their debts with the lenders, would prefer to sell their houses rather than go through the stressful process of foreclosures.

By selling their properties before foreclosure, they can use the money to pay their debts, buy a more affordable house, and save their credit history from total ruination. Pre foreclosed properties are the perfect investments to have. Owners sell their pre foreclosed homes at huge discounts in order to attract buyers and be able to dispose of their properties before foreclosure.

Dealing with Distressed Owners:

Before you negotiate with the distressed owner of the pre foreclosed home, make sure that you have arranged your finances. This will give you a leverage when negotiating with the owner. Plus, you will also have an idea how much you can offer to the owner.

Before making an offer, check the property for any damages. It is advisable that you hire the services of a professional home inspector to give an accurate assessment of the true condition of the property. Hidden structural damages can deplete whatever savings you have earned from buying cheap pre foreclosure homes.

Lastly, do take time to inquire about the financial history of the property. This is to make sure that you are buying a property that has no liens or other encumbrances.
