Maintaining a condo complex or any other residential or commercial building is a huge job that involves heavy cost, time and labor. The property managers should be ready to for expected and unseen expenditure as they never know which force is testing the strength of the building. For example take roof. It is the topmost part of the building and it braves everything from slanting sunrays to downpour. Every drop of water that falls on roof makes it weak hence roof should be kept dry and also it should be clean of debris and dust that soak the water drops. Also the roof requires timely maintenance at the hands of a construction expert.
Every design element has its lifecycle and it should be replaced or repaired prior within its life period. It is the responsibility of the community association managers to keep note of the physical condition of various design elements of their building. They can take help of a construction expert in determining the useful remaining life period of the various design elements in their building. It is called reserve study in which engineers inspect the property physically and assess the age of various design elements in the property.
Reserve study is a technical job that should be assigned to the construction expert that has years of experience in doing reserve studies and that has the manpower and infrastructure required for studying reserves. Since it is a labor intensive and time consuming job, a majority of engineering groups use computer graphics of the building design for reserve study. Computer graphics can tell the location and properties of a design element but graphics can never tell the present condition of a design element. The engineers have to inspect a property physically to calculate the remaining life period of various design elements.
Sometimes property managers need to undertake urgent repair work in their building. It happens due to negligence on the part of property managers. For example take a condo complex with hundreds of units. It is learnt that individual condo owners make changes in their units to make them look different from others. The changes made by individual unit owners may give birth to a bigger trouble like leads and cracks. Maintaining a building is really a massive job but property managers can make it easy by joining hands with a construction expert. A seasoned engineering group can help them maintain their building in a professional manner.
