Information Gathering
Gather all information about the property that you plan to buy. Find out the financial history of the property, if it has any liens or if its property taxes are paid religiously. Drive around the neighborhood where the property is located. Keep in mind that houses located in bad neighborhoods are not good candidates to sell in the future, no matter how beautiful the property is or how attractively it is priced. Also, get to learn the current market value of the properties in the area.
Secure Your Financing
It is quite frustrating to go into so much trouble to find a property to buy only to lose it to another investor because you were not able to procure immediately the money needed to purchase a foreclosure home. So, secure your financing before you make any offer to buy. Moreover, having a financing will allow you to know how much you can offer for a property plus the cost of repair that you can afford.
Be Realistic
Often, new real estate investors have difficult time estimating the costs of repairs or renovations that need to be done on the foreclosed property. It would be to your advantage if you hire a professional to give you an expert opinion on repairs that need to be done to make the property attractive, plus the costs that go with the work. If the property will cost so much money to fix, do not hesitate to walk away from the deal.
