There is a vast inventory of homes for sale in just about any town. Unless you have created professional real estate flyers to sell your home, it may not be getting the attention it deserves from potential buyers. The content of a selling piece should contain specific information. One of the first questions a buyer will ask about is the price. They'll question the number of bedrooms. If they enjoy cooking, they'll want to know if the kitchen has modern appliances. Give the dimensions of rooms if possible. Using specific data helps answer questions. The first one is usually about the price. Be up front about it. Some agents like to let a buyer go through a home before telling them how much it is. On a marketing piece, put the cost in so you can receive phone calls for other than price. People want to know how many bedrooms there are. Investigate room sizes and note it on the sheet. Appliances are important to people who cook so list the age and condition of each one. If there is a swimming pool, ensure the water sparkles and is clean. Remove objects from both in the pool and on the deck. Make note if there is a deep end and/or a jacuzzi connected to the pool. Highlight the fencing around the pool area to show buyers who have children. Point out a play area or barbecue set up if they are there. Pictures of both the inside and outside of a home increase the interest level of potential buyers. Recreational vehicles are quite popular and are stored in yards. A separate RV gate should be noted if it exists. The lot size is important to many people and if they live in a hot climate, they will want to know if there is a system for automatic watering. A buyer may not be moving into a house. They may be purchasing a condominium, patio home or townhouse. These styles have connecting walls to other units. Buyers may live in a small apartment but still like to entertain. Mention if a community room is available for social events. State if this type of home has a homeowners association. Additional monthly charges apply in addition to other expenses and may prompt a buyer to reconsider buying a home. Many items that remain with the house should be featured. A dryer and washing machine may stay. The seller may decide to leave the refrigerator. If people know this, they will not have to worry about bringing appliances with them. Generally speaking, anything attached to a wall or ceiling should remain with the house. Make your search for a new home simple.
