Guduvancheryi is a suburb located 35 kilometres from the main city. It sits in close proximity to bustling residential localities of Tambaram and Chengalpet. One of south India’s coveted real estate hubs and an upcoming smart city, Chennai offers the best housing opportunities to home buyers. Guduvanchery is a rapidly developing town near Chennai city along National Highway 45 which connects Chennai city limit Vandalur and southern Tamil Nadu. Guduvanchery is a hub for towns like Adhanur, Madambakkam, Neelamangalam, Pallancheru (or) Korukkanthangal, Kavanur, TTC Nagar, Kayarambedu, Perumattunallur, Kannivakkam, Pandur, Karanaipudhucheri, Potheri, Nellikuppam, Thailavaram, Thiruporur and Vellancheri. Guduvanchery is a hot spot in real estate industry development. Most of the lands were either DTCP-approved or Panchayat-approved considering price is reasonable because it will not comes under Chennai. Guduvanchery is well connected to Chennai, Chengalpattu and southern cities through road and rail. Most southbound buses stop at Guduvanchery. Buses from Villupuram Transport Corporation like the 122, 108, 81G, 129C, 121, 521, 139, and 83A which go to Melmaruvathur, Kalpakkam, Mahabalipuram, Tindivanam, Tiruvannamalai, Pondicherry stop here. Even though there is no stage for the town in many long distance buses, these buses pick up passengers and fare is that of Tambaram. All local suburban trains will stop in Guduvanchery. A new line between Sriperumbudur and Guduvanchery with a spur line to Irungattukottai, Avadi was announced in the Railway Budget 2011. The proposed 55 kilometre railway line, which connects Avadi and Guduvanchery via Sriperumbudur and Oragadam, is estimated to cost about 810 crore. Welcoming the budget announcement, several residents and industrialists said that it would make travel to the fast-developing Sriperumbudur-Irungattukottai industrial belt much easier. The proposed railway line will connect developing industrial hubs and would benefit many people. These infrastructural amenities that are already existing and the ones that will be coming in the future, looks bright for the rental and investment market of Guduvanchery. The current residents and occupants are majorly the IT employees who work in the locality or at Mahindra City. Apart from locals who have been in the area even before the GST developed, the early occupants have been those who work in the industries in the Padapai and Oragadam belt. Although rental properties were quite popular in the area, the increase in number of apartments that are built in recent times and the number of dwelling units rising by the day is causing a great rising curve in the graph of the rental market in Guduvanchery. Many popular builders have come up with township, high rise projects which have over 300 dwelling units in the afforable range of budget. The most commonly available rental would be a 2bhk for rent in Chennai and these properties are available at a economical cost that rentals in Chennai are also considered affordable in the recent times.
