Gurgaon is becoming the hub of real estate investors in India today. Real estate industry is reaching its new heights today, mainly because of its diversification into the commercial and retail projects. In India, the 21st century has been the one that has bought a whole lot of changes in the most dynamic industries of the country and real estate is undoubtedly one of them. Before going into the facts, it is advisable to actually know what retail real estate projects actually are. The Retail Real Estate Projects are actually retail properties that are used to market as well as sell consumer goods and services. They vary from beautiful shopping centres, small individual stores to huge departmental stores. They include everything, be it the supermarkets, dry-cleaners, or even those ethnic cafes, florists and the pharmacies. The bike showrooms, fashion stores can also be said as some of name a few. With Gurgaon being called the commercial and retail realty hub, it is also known to lure investors for it offers an ideal destination for growth and development at the most economic prices, despite being near to the capital city of India. Thus, here is why apart from the obvious and most popularly stated residential projects, the retail projects are a good investment today for a major number of investors: Investors are known to be largely attracted into retail projects because of the comparatively high yields that it tends to offer. Yields are technically calculated as a percentage of the annual rental income wholly divided by the price actually paid for the property. The retail realty typically offers a yield of five to six percent, which is a good one for investors who are looking for making it a total mainstream business. Unlike the usual residential leases, the ones offered here are signed for a minimum period of five years. This does not just gives the tenants some time to establish their business ventures but also offers the respective landlords some security. Most of the leases include annual rent increments, usually tied up to the consumer price index (CPI).However, it is unique to the retail realty where exists “turnover rents”, which give the landlords a particular percentage of the gross revenue from the business. They act as a good incentive for all the retail investors. The retail leases are usually known to be the net leases where the tenant and not the landlord, bears a comparatively huge amount of costs like the real estate taxes, insurance expenses, utility bills and huge maintenance costs. As the owner of the business, buying a self-owned retail space offers different number of benefits. Besides adding as an asset, owning the business home can provide several tax advantages too. Thus, retail investments can always be made, even when the prices tend to get high because in the long run, its value is said to appreciate. Buying retail realty not just opens up spaces for the growth of individual profits but also paves the way for the commercial development of the city as well as contributes to the country as a whole. Though the registration may seem to be a tiring process, but with the augment of user-friendly technology, these things have become way more easier for the user to make a wise choice after all. It is the 21st century and things have always seemed to change, but in the realty market, they have, only for the better. Investments in the retail projects are increasing in the real estate industry for a reason. For here exists scope of a brighter and an affordable future.
