Sell your house â the smart way
Selling a house is not easy, especially if it is a home that has a lot memories attached to it. But if you are in the market for selling your home, here are some tips to keep in mind. The first is getting the right kind of realtor. Make sure that the person you hire is someone you have a personal rapport with. Often you come across realtors who tell you that offers have not come in. truth is they tend to hide offers which they feel are below the value of the house. And sometimes do so because the commission they may get out of it is much lower. Find a good person to sell your home based on recommendations.
Setting your house up for sale means preparing to have people walk in and out of your home, even when you are still living in it. You have to prep your home up if you want to make a good impression. The first is to slowly start to remove all things personal from the home. Take down photographs, trophies and souvenirs. Once you are done with this, start to remove all the clutter, begin with the closets and storage areas and move your way outwards. Go room by room and give yourself breaks in between. It can be quite daunting to get rid of garbage that has accumulated over time.
Next examine your home for any minor repairs – cracks in the wall, small leaks, broken electrical, shaky shelves and the like. During an open house people love to poke around cupboards and storage areas to see how things are being used and how they can manipulate it if they decide to buy the home. So being neat and clean in all these areas is important.
Once you are done with the inside of the house, you need to move outwards. Stand a distance from your home and see what needs overhauling. Your lawns and bushes may need trimming, a few slates on your roof may need replacement. Garden lighting might need to be checked and window sill flower boxes will need some paint on them. How neat your exteriors are will determine how interested people will be in your home.
If you have people coming in to see the home when you are there, make sure that you are not in the house when they come back. But do be close enough for them to clarify any doubts if they have some.
