When it's time to sell a home, you have a couple of options. You can choose to sell the home on your own or you can list it with a real estate agent and have them help you sell your home. Since selling a home can definitely be difficult, you may want to consider having professional help. After all, a lot of money is at stake at this point. Before you decide to hire an agent, it's a good idea to learn about both the pros and the cons. Here is a look at the pros and cons of hiring a real estate agent that can help you decide whether you need one.

The Pros

First, you will find that there are many pros to going with a real estate agent when you are selling a home. One of the main pros is the experience and expertise that they have to offer. They have been trained in the profession and usually they have experience in the local area, which can be a huge bonus as well. Another benefit of going with an agent is that they can offer an objective opinion. They aren't attached to the home as you are, which keeps their point of view objective. Since they will make commission on the sale, this gives them motive for selling your home as quickly as possible.

Another of the pros to using a seller's agent is that an agent can help you to price your home at the right price. Many sellers accidentally over price their home, which can impede the sale of a home as well. Of course, it is in the agents best interest to make sure you get the best possible price on your home though, since it will affect their commission. Realtors also have most of the responsibility when it comes to selling your home and even if you're away, they can sell the home for you and help you sell the home a lot faster.

The Cons

Of course, while there are many pros to hiring an agent to help you sell your home, a few cons have to be considered as well. One big con is that some agents don't have enough experience, which can cause a problem. In some cases, you may hire someone that just isn't on the same page as you are. When trying to hire a professional, it can be tough to decide which agent has the best connections and the best talent when it comes to selling a home.

Another con to consider is the commission that you'll have to pay. Sometimes commission can be as high as 8%, which can definitely end up costing you big time. This can eat away thousands of dollars of the profit you make when you sell. In some cases, agents may even list properties at lower prices that make it easier for them to sell the listing, and this may not be in your best interest.

Sometimes home sellers find that agents arrange showings of the home at times that don't work well for them. They may even arrange a showing at very short notice. This can end up being difficult if you have a schedule that is very busy. When you're selling on your own, you're in charge of when the showings will occur.
