When you sell your home, you need to do it the right way. Most people opt to have a real estate agent put the house on the market. This is a good idea, because they will know exactly how to market it. Before you hire an agent, it is best that you do your homework on them. Ask around friends and family and get yourself a realtor who is recommended and who comes with a good track record.
Speak to the realtor yourself and tell them exactly what you expect in terms of sale. Ask them for their portfolio of homes that they may have sold before. Ask them how they plan to go about the sale of your home. Take them on a tour of the house and ask for their inputs on how you can improve on the condition of the house.
What he should be telling you is how to put the house in order before you have an open house. You will need to clear up the house of anything that is personal. Clear all the clutter, arrange all your closets so that they look spic and span.
An important quality in a good agent is that they be able to keep you informed of the offers that come for the house. All agents work on the basis of commission and there are a few who prefer to hold back on some offers simply because they feel that the prospective sellers may get their due, but the commission he will make out of is not what he would like.
Your agent should also be well aware of the laws of the land as far as home sales go. It is also a good idea to educate yourself on these aspects as well, so that you know you are not being taken for a ride. Once you get a few good offers for the house, do speak to the prospective buyers on your own as well. You will want to look into their background and credentials. After all, it is your responsibility to introduce a good citizen to the neighborhood.
When it comes to the actual sale, it would be a good idea to get a lawyer who is well versed in the legal aspects of house sales involved. This way you know the paper work for both sides is done correctly and in keeping with the local laws. Selling your house is tough no doubt. But with some good advice to follow, you will not have much of an issue.
