The advantages of equity mortgage release plan
The main target group for such plans were the senior citizens who were more than 62 years of age and owned a property in their name which has sufficient equity on them. The house equity release needs monthly repayments on a regular basis. It releases the cash from the equity on the property and usually the rate of interest is lower for such schemes. The main difference between the reverse mortgage and the home equity is the repayment. Thus if you as a senior do not have the money enough to pay for the repayments, then you will not be able to get the plan of home equity.
But in case of the equity mortgage release, there are no repayments required because the entire loan amount including the accumulated interests etc will be repaid when the property will be sold. This will only happen when the owner of the property passes away or is moved to other places permanently.
Once the senior signs the contract form for the equity mortgage release, he must also take the obligatory mortgage insurance. It is an insurance that covers the basic difference in case the property selling price is unable to cover all the sum of the entire cost involved. Thus there is absolutely no risk for the lender as well as the borrower.
With the house equity release, the loan issuing company will ask you for the statement of income as well as the credit score. It only acts as a guarantee in case the borrower fails to repay the amount as agreed while signing the contract. But in case of the equity mortgage release, the lender will not ask for any such documents since he is not interested about the past incomes or the credit scores since all the payments come to him via the property selling price. And in case of any shortage, it comes from the insurance coverage that the borrower is under obligation to buy along with the scheme.
