Foreclosure sales are the outcome of a foreclosures proceeding, a legal procedure where mortgage lenders repossess the homes of their debtors after the latter fails to meet their monthly obligations. After the foreclosure is made final, the homes are sold at auction usually at the steps of the county courthouse or at the location of the property. These homes are sold at a discount because the mortgage providers, who are also the sellers would only aim to recover basically the unpaid portion of the mortgage plus a little more for other costs.

Common Misconceptions

People fall prey to incorrect assumptions about foreclosures. The most common misconception is that all foreclosure sales are great bargains. Marketing has pushed this idea far too much. Buyers should always practice caution in any kind of investment, more so with foreclosure homes.

Safeguarding Your Investment

It is a good thing though that seasoned investors and those who have successfully purchased distressed properties are not selfish with their experience so that others can learn from them. The first thing to consider is your financial situation. Are you capable of taking out a home loan? If so, what type of property can you afford to buy? These things should be cleared up before even venturing into the market.

When looking for home, it is always best to look in neighborhoods where foreclosures are low so there would be no danger of declining home values. Seek out properties with superficial as opposed to structural damages. Always conduct a title search to reveal any hidden taxes, liens or other encumbrances attached to the property.

Foreclosure sales are your ticket to affordable real estate that offers instant equity, but never forget the fact that these are second-hand home and repairs are inevitable. You may also be faced with the an emotional scene when evicting the former occupants. There are several other things to be prepared for but in the end it will all be worth it.
