So it’s time to move on. You have to move or want to move and your apartment will soon be up for sale. Believe me there are some simple and practical steps you can take – most are cheap if not free – to make your apartment desirable. You only need one buyer but having a few where each is prepared to bid that little bit higher is the perfect scenario. So act on some or all of the ideas listed below.

Ten tips to help you sell your apartment

1. Make the place smell nice; nothing overpowering but certainly an aroma which is pleasant. It’s called subliminal promotion. You can’t see the scent but you can certainly smell it. Even a pie cooking in the oven gives a homely and welcoming atmosphere.

2. Hire a professional cleaner. Unless you are a whiz with a vacuum, hire a reputable cleaner to give your apartment a thorough spring clean.

3. De-clutter. Get rid all those things which you’ve had for years, which you no longer want and which give your place a messy look. Old magazines, old cushions even old knick-knacks. Hide them or bin them.

4. Simple kitchen improvements involve fixing dripping taps and replacing handles and knobs on doors and drawers.

5. Simple bathroom upgrades include new matching towels and a new shower curtain. The kitchen and the bathroom are two rooms which can swing a sale.

6. On inspection day have lights on to give the apartment a bright look. Dingy rooms don’t appeal.

7. If it is cold outside, have a fire going. A cold apartment doesn’t appeal whereas a cozy one does.

8. Pets may love their owner but can react badly to strangers. Don’t take the risk. Move your dog or cat away from the apartment or, if at home, safely secured when possible buyers arrive.

9. Beware of dangerous things in your apartment. What can trip a visitor? Extension cords, throw rugs, balancing objects which can easily be knocked – all these must be removed or secured.

10. Leave it to the expert. You will have chosen a realtor you believe who has the local knowledge, experience and expertise to sell your apartment. Let him or her do their job. When the realtor is showing visitors around either don’t be at home or keep out of the way.

Remember an apartment is normally just a collection of rooms. There is usually no garden to explore and enjoy. So while a house can be sold on the strength of its garden, your apartment will most likely have only its rooms. Make them shine.

Remember that even if inspections are at set times, once your apartment is on the market it needs to be ready for inspection at all times. Don’t slacken your zeal for a pristine looking place so that any visitor at any time will see your place looking its absolute best.
