But before that stage, your buyer will definitely request if he can visit the house or real estate property. As a house or real estate property seller, you should allow the prospect buyer to visit and check the appearance and overall condition of the property. However, before you let the prospect buyer in the property, there are some things you need to consider to ensure that he will love what he’ll see.
Showing your home to your prospect buyer is like an exhibit. You have to wow and persuade him that your property is the most suitable for his needs. These tips and tricks can help you in convincing the prospect buyer that your property is worth their money.
• Make the home smell good- to tell you frankly, having a clean and organized home isn’t enough. Since we have five major senses, it’s important that we can satisfy any of these most especially the sense of smell. A home that smells good signifies cleanliness and proper hygiene of the homeowners. Therefore, you should remove anything that causes awful odor. Start by cleaning the areas such as the bathroom and the kitchen. Throw away the trash in the garbage. To fight the nasty odor, spray a lemon- scented air freshener around the area. It helps in making your home smelling good.
• Let the natural light in- no one wants to stay in a dark and gloomy house. Open the windows and let the natural light come in. In addition, turning on the lights inside the house can also help most especially if the weather is naturally dark or gloomy. Your prospect buyer will enjoy a brighter and clearer environment. Aside from that, it will be easier for your prospect buyer to see the beauty of your house or real estate property.
• Stage the house- home staging isn’t just for photography purposes. It’s also important to stage your house when your buyer wants to see it in person. Aside from that, a properly staged house can also help in boosting the appearance of your house. Home staging can also work to bring out the best features of your house.
• Remove any dirt and grime- even after doing a general cleaning, you might still encounter some dirt and grime. For that reason, you should consider cleaning the entire house a day before the appointment. Use your trusted vacuum cleaner to remove the dust scattered around the area. Wipe the windows and tabletops to remove any grime. Clean the shelves and keep everything organized. Make sure that you will also throw the trash to ensure that your house looks clean.
• Play calm and soothing sound- once you’ve satisfied the sense of sight and smell of the prospect buyer, you should also consider his sense of hearing. Playing calm music can set the mood in the house and makes it more welcoming. Keep in mind that the music’s volume must stay low and moderate all throughout the visit.
