In recent times, the upcoming micro markets and suburbs in Chennai are witnessing a high demand for housing among home buyers. Some of the major reasons for this realty trend have been the increased property prices in the prime areas of the city, improving infrastructure in the outskirts and appreciation in capital values. Likewise, Tambaram is one such locality that has emerged as one of the most sought-after residential hubs in the past few years. The existence of several IT companies as well as the large manufacturing companies has played a major role in booming the real estate sector in this region. With the presence of many employment hubs in the vicinity, the locality is grasping the attention of working professionals who would want to live close to their work places. Located about 27 km away from Chennai city limits, Tambaram is a part of Kanchipuram district. The area is located strategically on the Grand Southern Trunk (GST) or the Chennai – Trichy National Highway (NH5). The GST Road begins from Kathipara Junction in Guindy, where five important roads in the metropolis merges and goes up to Theni in the south of Tamil Nadu. Apart from it, this road connects several suburbs in south Chennai with major areas of the city. Apart from Chennai, the other major cities located on this highway include Trichy and Dindugul. Connectivity is one of the major factors that drive the property marker in this region. With the presence of both rail and bus network, the locality has been luring several home buyers to invest in a property here. Almost 280 suburban electric trains operate daily on this sector. Apart from it, the locality gets frequent bus services operated by Chennai MTC. rnThe current price of apartments in Tambaram starts from INR 4,500 on average. The property prices are quite affordable in Tambaram when compared to properties located in the old residential areas of Chennai. So, affordability is also one of the prime reasons for the realty growth in Tambaram. To improve the locality’s civic amenities, the Tambaram Municipality has come up with several plans. The development of underground sewage has been implemented in most of sub-localities of Tambaram. Alongside, concrete roads are expected to be laid over soon, which will resolve the water logging issues in this region. With all these factors, Tambaram is attracting many home buyers to buy a property here. Apart from buying property, the demand for rental homes is also high in region owing to connectivity to major employment hubs. Particularly, the IT working professionals who searches rental homes in Chennai mostly prefers areas in and around Tambaram, as it has good accessibility to major IT hubs of the city.
