Technology is your best friend when it comes to showing your house in the best possible light and video can be powerful. Try your hand at doing a virtual tour of your home, minus the kids and the pets, and then post it online. YouTube is a great forum for homemade videos and you can link to them on other sites as well. If you are really good at video tours, you might consider a few panoramas of your neighborhood as well, particularly if there is a kid or dog friendly park nearby.

What better way to showcase your house than to invite the neighbors to your "open house"? This gives your neighbors the opportunity to help "choose" their new neighbors. Perhaps a friend at work is looking for a new home or a distant relative would love to move back home. This could be an unending source of potential buyers.

When choosing a real estate agent it is wise to look at some of their other listings. The internet is now a primary advertising space but not all agents are up to date on posting pictures and virtual tours. Check around, if an agent puts shoddy pictures or none at all on your online listing skip them and find someone who does quality work. Potential homebuyers are spending hours online looking at properties and most if not all are going to skip poorly done listings. This is a very important part of selling a home in today's technologically advanced society.
