A legal rental lease is simply when a homeowner and the resident of that home leases out some space within the home to someone else. This type of rental is usually agreed to between individuals who know each other, and therefore the terms are kept “loose” and this has lead to more than a few problems, and even long term friendships coming to an abrupt end. Are they necessary?rnThe lease term is the amount of time the area of the home will be leased for. This is absolutely essential, and many are surprised to learn most states and communities actually have laws in place which require that lease terms are signed prior to renting to a third party. It covers areas like noise, pets, number of occupants, etc. If you have specifics you expect from renters, no matter how common-sense they seem, make sure you have it on paper. Can I change the lease if I’m renting a portion of my home?rnBoth renter and rentee can change the terms whenever they like. These changes must be agreed upon by both parties, should be written down and signed, and if either party should object the original terms of the lease would still apply.
