Why An Appraisal of Property is Necessary for Property Owners?

Giving property to rent is one of the oldest practices carried across the world on a large scale. Interestingly, in recent year letting a property to rent has emerged as one of the profitable businesses throughout the globe offering huge profits to landlords in less investment. The main reason behind the flourishing of this business at jet dynamic speed is due to migration of people in different corners of world for different reasons like searching an appropriate job for them, enhancing their academic qualifications, establishing the branch of their business, etc. Going through all these habits every person who has either some unused portion at his home or has some property under his possession is giving that property on rent or either on lease depending upon the requirement of his tenants and earning substantial profits from it. But giving a property on rent or leasing or selling a property does not mean that the owner has freedom to charge rent according to his choice for the tenants or the person to whom property is given on lease or sold. There are certain laws and regulations that have been mandated by governments of different countries strictly according to their constitution and which are expected to be followed by all property owners for giving their property on rent or on lease. The main reason behind the formulation of strict laws and regulations for property owners is due to the practice of charging high prices of property owned by them. It is seen that in desire of earning huge profits from property various property owners ask for high prices of their property which is beyond its actual price. If you are a property owner and willing to give property, either for rent or on lease or selling, it is mandatory for you to get it properly appraised by the group of experts working in any of the property management company located in your area. For the proper implementation of this rule related to real estate, a business the Home Valuation Code of Conduct often referred as HVCC has been initiated by the government of Australia for the property owners in Australia, compelling them to get their property appraised by rental property appraisal company. The companies offering the service of property appraisal assess the valuation of property taking different factors in consideration. This comparison is helpful in determining that the price of property being charged by a property owner is right and he is not cheating the tenant or the buyer by charging high prices for his property. During appraisal various factors are considered by the appraisal company these factors include location of property, amenities offered by the property owner, physical condition of property, actual possession of property (if there is any dispute associated with the property) etc. To appraisal the property normally there are three types of methods adopted by companies. Under the first method, the company analyzes two properties located in the same location with same area and physical condition. In case if there are lots of differences between both the properties, then efforts are made to compare the similarities between them and even after that it is not possible to find any similarity between them, then on the basis of amenities available between both the properties the price of property is determined by the company. Under, second method the appraisal company tries to evaluate the value of money after analyzing the investment made by the property owner and then estimating its cost in the coming years. In the third method, the company determines the actual rent which a property owner should ask for his prospective tenant or buyer on the basis of services and amenities available in his property. It is noticed that there are various property owners who either rent or sale their furnished property to a prospective tenant or buyer and in return expect the price of their property and furniture offered by them. Interestingly, such offerings are helpful in enhancing the price of any property to a huge extent. Today, there are various property management companies that are offering plethora of services of their clients having different types of properties under the possession, but due to hectic working schedule are not able to look after their properties, which if managed wisely could make millionaire in the short span of time.
