There is a worldwide demand for individuals with skills in quantity surveying. In this profession, the choice is entirely yours. In the all developed countries now increase the business of real estate and property with full speed. The job of the Quantity Surveyor (QS) is most important in building construction and commercial construction.
Construction of shopping plazas, hotels, office buildings, warehouse, retail stores, etc is known as commercial construction. Commercial construction involves many professionals but one of the most important one is a Quantity Surveyor. Note that the scope of quantity surveyor (QS) is not limited to commercial constructions only; a quantity surveyor is required while planning for residential constructions as well. What a Quantity searcher actually does is to carry out estimations and control the costs of a construction project. He/she is the supervisor and manager of construction site because he estimates all material which is required for building and supervises the work of all workers. So we make idea from the responsibility which is submit to QS how much important for a construction site.
The job of Quantity researcher starts right from the onset, as soon as a developer plans to build a commercial property and comes up with the basic design; it is the QS job to make cost estimations. Therefore a quantity researcher must be having the required technical knowledge and the basic idea of the costs that will be incurred during the construction work (e.g. cost of building material, labor cost, etc).
A Quantity searcher also helps in preparing bills of quantity, contract documents, and tender document. He/she may also be needed to advice on how to manage construction cost. In some cases the Quantity Surveyor job doesn't end on making estimation and they are required to keep a check on the proceedings and compiling progress reports for higher management. The scope of work of a quantity surveyor is vast since the construction industry is global in nature. A qualified surveyor may work as a consultant in a firm or for a developer in a major company engaged in retail, manufacture or an infrastructure project such as an airport or a power utility. A major national or international contractor can also engage a surveyor. The work includes:
*In real estate, quantity surveying involves residential, commercial, industrial, agricultural and retail facilities.
*In infrastructure, quantity surveying covers airports, waterways, roads, seaports, power generation and utilities.
* Preparation of feasibility reports during the conception stage. QS provides independent, accurate and reliable initial investment costs.
* Evaluating capital and revenue expenditure of the project during its entire life period.
* Advising clients on procurement of major items after Bill of Quantity (BOQ) preparation.
* Negotiating with interested parties.
* Finalizing the tendering process.
* Managing the contractual documents with suppliers of various items.
* Cost management during construction.
* Providing site support in matters like billing schedule, interim payments, and reconciling final accounts as well as settling construction claims.
