Do you have an apartment or a spare room and want to rent it out to travelers? You should be looking forward to rewards of meeting people, adding income, gaining independence and having an enjoyable way of life. If that’s the case, you should set up a Bread & Breakfast business, better known as B&B business. Operating a B&B business is a full time business for profit and depends on many variables. This includes a number of rooms, occupancy rate, location, advertising costs and many others. The primary variable however, is monthly overheads, debt payments and number of night rooms sold. Does all this put you off? It mustn’t because if you want to make a B&B business plan, you must heed a study conducted by a professional innkeepers association some time ago. It revealed that B&B needs a certain basic number of rooms to reach a breakeven point before debt service. The study also revealed that owners devote more than 70 hours each week to the daily running of the inn. This goes to prove that one must make a comprehensive analysis of all details surrounding a B&B business before hopping in. Like in any other enterprise as in a gym or a boutique business plan, you must identify areas of strength, weakness and opportunities early, to maximize benefits. If you pinpoint needs and problems early enough, you can pre-empt frustrations as you go along. Making a B&B business plan will also accrue other benefits such as: • It will determine whether B&B is worth the money and effortrn• Will create a carefully thought-out road map to launch and run the businessrn• Will provide an effective tool to communicate with your attorney, bankers, insurers, partners and others. • Serve as a benchmark for continuously evaluating progress of the venture and also serve as a tool to make changes for improvement as and when desired. Most importantly, you must evaluate yourself as a B&B host first. Will you be able to provide old-fashioned hospitality and courtesy? Or go an extra mile to make your guests’ visits memorable? The tasks in B&B can be onerous. The host has to plan menus, purchase groceries, serve breakfast while at the same time follow stipulated health standards. If you do not have extra help then you must also talk on phone, take reservations, check customers in and show them their rooms. There is also the task of regular cleaning of rooms, bathrooms, doing laundry and providing various amenities. Once you are certain, you have it in you, and develop a B&B concept, go ahead and make a B&B business plan. In the document, explain what you are selling. If need be, consult professionals with expertise related to a B&B enterprise. This will help in gaining insight into the benefits and pitfalls of operating a Bread & Breakfast business. People find B&B great because they offer inexpensive alternatives to hotels. Besides, B&B are less detached than hotels even though they have their own quirks. As an example, the owner may not accept credit cards and stipulate minimum stay for 2-3 days. All this does not matter as long as the guests find the stay memorable. A well written business proposal is a must these days - whether it is a boutique business plan or any other. It is a business tool to evaluate, monitor and continuously work on a venture.
