Earlier only a satellite town to Bengaluru, Yelahanka soon came under Bruhat Bangalore Mahanagara Palike’s (BBMP) ambit for development. The rapid development and expansion of the locality has meant that today, it’s made up of two parts, Yelahanka Old Town and Yelahanka New Town. As a locality, Yelahanka is well rounded and multi-faceted. Both Old Town and New Town capture a mix of the old and new world charm of the locality. While Old Town has established commercial markets and old-school houses, New Town is a prime residential locality, brimming with new residential developments. This mix of the two worlds yields balance and harmony to the locality. The residential new town offers many high end amenities and considering the fast development of this locality the BBMP and Government of Karnataka have come up with many social and civic infrastructure amenities. Yelahanka is a great place for families with kids, since various prominent schools and colleges are situated here. And since the locality is very well connected to the rest of the city by road, there’s no problem traveling around the city whether it’s for work or entertainment. rnYelahanka is a great place for families with kids, since various prominent schools and colleges are situated here. One of the oldest railway stations in Bengaluru, called Yelahanka Jn., is located within Yelahanka. The two railways junctions for the city, Bangalore City Junction and Yeshwantpur Junction Railway Junction are located about 23 km and 17 km respectively. Originally intended to be a satellite town, Yelahanka today is part of the Greater Bangalore Metropolitan area and is a suburb in its own right. Excellent connectivity to major transit points, such as Mekhri Circle, Hebbal, and Kempegowda International Airport, has ensured a spate of both commercial and residential development over the past decade. over the past couple of years, Yelahanka has offered a cheaper alternative to investors looking to take advantage of area’s accessibility without splurging on premium real estate further south. While most of south Bangalore‘s property prices have sky rocketed and cannot suit the pocket of a mid segment home anymore, Yelahanka proves to be an advantageous investment for people as the connectivity is also very good. Not just end users but the tenants who consider to live in a budget friendly rental locality with other infrastructural amenities. This is a relatively new town and so the infrastructure in this area seems to be great and being able to accommodate the population. But once the population grows over a certain point the current infrastructure may no more be sufficient to meet the needs of the crowd. The government will have to keep up with the fast growing population to make this a self sufficient locality. Rented flats in Bangalore are becoming quite expensive, but Yelahanka offers a great deal of price in comparison with other localities. As per the market an average 2 bedroom house for rent in Bangalore costs well over 20,000 rupees per month, where as Yelahanka offers the same or better sized house for just Rs 15,000 and up. These factors make Yelahanka a most sought after rental destination.
